Last month, the third piece of Qianhai land, covering an area of 500,000 sq km, was successfully bid by China Resources Land, at a price of nearly HK$13.self storage8 billion. The average price of HK$27,340 per square meter, as expected, set a new mark after the record-breaking first and second land bids, both of which were won by the Excellence Group, enabling this piece of land to become Shenzhen’s new prime site. Through the three auctions, the Qianhai Management Authority has so far obtained almost HK$30 billion. The subsequent responses, including the public voice of Hong Kong, seemed positive and optimistic. Flaunted as the pilot area for propelling Hong Kong-Guangdong closer cooperation and integrated development, and as the mission bearer promoting the internationalization of the RMB, Qianhai has received significant attention and promising expectations from the public. Many Hong Kong people believe certain industries will not only be able to tap into the mainland market with the aid of Qianhai, but can also develop a new way of cooperating with mainland companies to enter the international market. I, personally, do not think the Qianhai project benefits Hong Kong in such an optimistic way, and am concerned for three main reasons. First, I worry the Qianhai project will end up like the Cyberport project in Hong Kong, the result of which will be the establishment of a program of real estate for Shenzhen by Hong Kong. The bidding price of the first two land parcels exceeded that of other competitors immensely, setting a high standard for land values in the area. And the beneficiaries are three giant landowners in Qianhai — China Merchants Group, China International Marine Containers (Group) Ltd (CIMC) and Shenzhen International Holdings. These groups own lands covering from 380,000 to 4 million square meters, the price of which cost only from HK$500 to HK$1,000 per sq m. But the current land premium has multiplied by 10 times, bringing incredible wealth to the three owners. According to reports, although the auction has not much influenced the office building market in Shenzhen, its impact on the price of the surrounding residenti迷你倉l housing is significant, which went up by 30 percent in less than a year. Second, in the future, Qianhai might affect Hong Kong’s position as an international financial center. On June 29, 2012, the central government announced the six main categories for the policy framework of “early and pilot implementation” — that is, the finance and banking sector, taxation sector, legal system, talents, education and healthcare sector, and the telecom sector. The finance and banking sector is the priority, as the goal of Qianhai is to become “the Manhattan of the Pearl River Delta”. I have discussed this with some friends from the financial industry, and they expressed concerns as well. The most important variant lies in government policy, so that if financial institutes in Hong Kong move their business to Qianhai, the role of Hong Kong as an offshore RMB business center will no longer exist. We should be alert to this phenomenon and keep our edge. Last but not least, Hong Kong is in desperate need of professional and experienced talents, and so is Qianhai. If successfully implemented, the Qianhai project will cause a severe brain drain in Hong Kong, further depleting local competitive power. We still have to wait and see if Qianhai really will benefit Hong Kong, but my big worry is because the previous government was not familiar with the operations of the mainland’s local governments, who might use the theme of “cooperation with Hong Kong” to gain supporting policies from the central government. If this is really the case, then who is the ultimate beneficiary of the project? And will Hong Kong be hoist by its own petard? Source: Odessa American, TexasSept.迷你倉 19--The Permian Basin Bicycle Association is holding its 37th annual Cyclefest Bike Tour and Hill Climb this weekend.The festivities kick off at 8 a.m. Saturday at Prude Ranch with four different distances that participants can choose to ride.The distances range from the 10-mile ride which is just into Fort Davis and back with some hills and go all the way up to 76 miles which is the Scenic Loop around the Fort Davis Mountains.A news release sent by the PBBA stated the 76-mile ride has about 4,000 feet of climbing and rides more like a century.David Ham of Peyton's Bikes in Midland has been a part of Cyclefest since its first year and said it started off as an experiment to see whether people would even be interested."We were ecstatic when it got to 75 riders," Ham said after noting the first year had only nine participants. "That was a big success."Ham and PBBA president Jasha Cultreri expect anywhere from 350-400 participants in this year's ride.Cultreri said in his experience the participants come from all over the country and run the gambit from amateur riders to the more professional and experienced ones.He said they like to accommodate the needs of varying experience in their participants and that's why there are staggered distances people can choose to ride."Last year or the year before, there was a lady with a 7-year-old and a 9-year-old," Cultreri said. "They were just out there having a great time -- I think they rode about twenty miles."Cultreri said the PBBA provides a service called Support and Gear (S.A.G.) i迷你倉最平 which they drive up and down the routes to monitor participants and make sure they do not end up stranded because they get dehydrated or sustain a mechanical problem with their bikes.Along with the S.A.G., there are rest stops placed every 10 to 12 miles that provide riders with water, ice and fruit.He said there is definitely a sense of camaraderie and community within the event and that part of that comes from people riding along with others in their same skill set.Cultreri said that because of this, people are generally meeting new participants every year and developing stronger bonds with those they have already met.Ham said the local community is very supportive of the event and the hundreds of riders who will descend on the Big Bend Region will give local restaurants and hotels in the area a boost in business.He said the area is great for this event because the traffic in the area is very light and the community is already expecting the incoming flood of bike riders to the area as they have for the past 37 years.The ride on Saturday is just a tour while the race happens Sunday morning, but vice president of the PBBA, Kent Crowell, said sometimes they bleed into one another."Some people race the tours -- you know how that goes," Crowell said. 文／但唐謨蘋果的創辦人，迷你倉你手上的iPHONE的創造者賈伯斯，已經去世快要兩年了。記得當時他的那本傳記，在某高檔大書店成堆放置，佈置成好像一個靈堂。後來摸到那超級厚的精裝本，馬上又放回架上，因為我知道自己根本沒耐性看……不過，如果他的故事拍成電影，倒是可以考慮一下。賈伯斯對全世界的影響當然不用講，可是他的故事真的那麼有趣嗎？關於他一生的重大事件，我們也略知一二，要把他的故事拍成電影，而且不太破梗，保持新鮮有趣，還真的是個大挑戰，尤其要把那麼厚的書拍成兩小時。不過這部由艾希頓庫奇擔綱主演的《賈伯斯》並沒有根據任何一本書。編劇透過文獻研究和訪談，寫出了這個故事。電影的一開始是一個我們熟悉的場景，一個頭髮稀疏，穿深色襯衫牛仔褲球鞋的蓄鬍男子，站在某個會議廳的講台上，來回踱步介紹某個新產品（可以放進1000首歌的（第一代）iPOD），他的背後有一個巨大的白色蘋果（被咬了一口）。艾希頓庫奇開場的演出，真讓人有點難以分辨是真是假真，不過這逼真的表演已經得到了大家的好感。然後故事從他沒錢念大學的時期開始回敘，基本上這部電影的時間，就是蘋果企業從無到很大的過程：包括他在父母的車庫開公司研發電腦，他創造的Apple II開啟了個人電腦的新紀元，然後他被自己創立的蘋果開除，後來又重回蘋果……傳記電影中所描述的「偉人」，迷你倉定要和一般人有點不一樣，但是也要和一般人有所共鳴。電影中的偉人，尤其是藝術家，經常被描寫成聰明絕頂，或者很有理想，可是個性非常執著古怪。賈伯斯雖然是近代最重要的企業家，但是他的一生也帶著藝術家的風骨。例如他有反社會的個性，只顧理想不顧現實，這部片對他的描繪，幾乎就像在描寫一個孤傲的搖滾歌手。只不過，一般的搖滾歌手經常走向毀滅之徒；而賈伯斯卻從毀滅中浴火重生，改變了全世界。比較起來，賈伯斯的故事應該比比爾蓋茲的故事精彩許多吧！這部片的故事完全經由考據，著重在歷史的真實性和可靠性，以及賈伯斯的奮鬥過程。有些很有趣的軼事，並沒有被拍出來，例如賈伯斯年輕的時候，也是個駭客，也會用駭客技巧來做些小惡。其實編劇即使虛構情節，只要符合賈伯斯的生命哲學，應該也很有趣。不過這是一部傳記片，並沒有想要變成喜劇的意思。多年前台灣有線電視的電影頻道上，也曾經放過另外一部和賈伯斯有關的電影：《微軟英雄》，描寫蘋果和微軟之間的恩怨糾葛，賈伯斯也被描寫成一個乖戾的小混蛋，這部片生產的時機，大約也是iPOD出現的前夕。當時台灣許多網路科技論壇都曾經熱烈討論這部片，儼然是一部小圈圈內的cult movie。這是一部帶著勵志性質的電影，敘述一個堅持理想的人，活出了人生的極致。如果你跟我一樣懶得看那本厚得要死的傳記書，就來看看這部電影吧！儲存倉

時不時聽到有關HKTV的新聞，mini storage都是關於那個發來發去都發不到的牌，好悲情。政府發牌一事不知所謂，大家都認同，除了固有電視台外，未聽過有護航的聲音。政府不發牌，明顯有問題，不過有趣的問題是，其實個牌有幾重要？我自己，所謂睇「電視」，其實是駁部電腦上電視睇，唯一不用電腦播的，是英超。身邊朋友，好多時已經再無爭遙控的問題。睇片，阿媽用大芒手機，阿女用手提電腦，飯廳部電視，阿爸儘管霸個飽，鬼同你爭。每日睇的片，有幾多條是要有牌你先睇到？上網睇片成大趨勢掘金關鍵當然，這一刻，按時間計，主流仍然是大氣電波免費電視。不過如果單看年輕的一群，消費力較高的一群，主流又未必是這麼一面倒。最重要，是這肯定是趨勢，看來還會加速。大氣電波以外，最大條的影片渠道，是YouTube。有幾大？每月10億人睇，佔全球上網人口四成，每月播片60億個鐘頭，每人每年平均睇150段片。我已自覺好克制，但數下數下，每日至少一條絕不出奇。HKTV幾個月前，放了一些劇集上YouTube，最高收視的，暫時都有60幾萬人次，不過全部只是第一集，看網民留言，等到頸長，看來未必會再繼續放。如果真的不繼續，我估一個重要原因，是錢。YouTube有廣告，片商有得分，不過YouTube一份，是百分之四十五，對比自己全袋，這個播放稅，重得很。顯然，YouTube不是一個幫你直接賺錢的渠道，只是一個宣傳入屋的渠道。新興影片公司的操作，是借YouTube響朵�客，然後逐步引人走入自己的領域，賺盡廣告費，甚至月費。當然，網上廣告費，暫時比大氣免費台的廣告費差一截，但視頻廣告，總比網上平面的費用高。每一分鐘製作成本，每條片人流的穩定性，與每15秒廣告收益之self storage，平衡到，就有數圍。廣告費比較被動，人流幾穩定是考功夫，餘下操作的是製作成本，成本又影響了片長和選材。假如上網睇片是大勢所趨，最有機會生存和跑出的，是穩定地解到這條算術題的公司。王維基執�舊路恐成絆腳石暫時聽其言，我覺得HKTV好執�大氣電波免費台的舊路，這大概跟王維基一心想盡快拍大片衝出國際有關。人各有志，我不敢肯定，要殺出血路，是不是一開始就必須掌握在互聯網生存到的方式，但隱隱約約，覺得HKTV的堅持，可能是太過，可能�不到牌，馬死落地行，原來是塞翁失馬，是轉轉頭腦的契機。令我有此感覺的，是《蘋果》，是日報，不是電腦。壹傳媒在台灣，搞不到電視牌，結果退出，我不知道細節，但起碼表面上，跟HKTV現在的困境有幾分相似。台灣搞電視不成，香港的《蘋果》，搞動新聞卻有勢頭，我自己不看，但我每朝落樓食早餐搭車，都見好多人睇動新聞。我估有不少人，定時打開動新聞，已成習慣，一條駁一條，自動接播，我上網粗略望過，每條片，都總有六位數字的收視，這是穩定收視。而且是自己App，這是廣告費賺盡。以前拍動畫，所費不菲，現在我見到的，多數是比較簡單的畫面加旁白，這是控制成本。三個元素，拼起來，忽然覺得這樣的起步點，可能是最有利位置，等到時機成熟，例如網上睇片到臨界點，網上視頻廣告費追近大氣電視，就有條件，在這個基礎上展拳腳。長篇大論，一個好明顯的問題，是我無做過電視行，而王維基做電視之前，卻是互聯網絡大玩家，如果上面推論正確，無理由王不更清楚。更何況，網上資料，王維基是先做網絡，再因而搞內容（第一次可能是1999年的iChannel），現在搞內容，卻主攻網外的舊路。這是一個好有趣的故事，會一路追看下去。宋漢生 迷你倉
